Casa Oriente
was found as a ruin – but an historic Spanish Colonial ruin in Central America’s former capital with important early 18th century foundations. The pedigree of the property is enhanced further by its privileged location – in the heart of the historic district of the UNESCO World Heritage City of Antigua, Guatemala.

The building was first constructed in 1732 by Diego de Porras (the leading architect of the day) for Antigua's Capuchine Order, as the residence for their priest. In 1814, it was sold by the church, and has been in private hands ever since. Details of its long and illustrious history – housing priests, bishops, notable families, and a club – provide titillating reading at the town archive.

The property was acquired by the current owner in 1992, and a multiyear process of detailed restoration began. The restoration was highly successful: the architectural texture and form was retained, spaces were opened up while the mainframe was strengthened and polished. The renovation created a blend of authentic, functional common areas as well as private, intimate spaces, all without over-defining the end-use of the property. It is fully owned by one individual and therefore offers a buyer an easy, clean bill of sale.

Restoring an historically important property in Antigua, Guatemala, is a challenging process; there are stringent rules imposed by the town's architectural board and UNESCO. Navigating a construction project here – if one does not know the local landscape well – can result in expensive chaos. Casa Oriente, however, is unique in that the great majority of work has already been done by a gifted professional. However, the property still offers the great luxury of being able to make one's mark on an important, historic residence – without having to do major structural alterations, or struggle with regional permitting processes and associated costs.

The availability of Casa Oriente is, without a doubt, a rare opportunity in a very privileged location. Whether as a private residence, a hotel, institutional headquarters, think tank, a museum or exhibit space, art studio, prestigious hotel or restaurant, this historic property beautifully represents the prestige of its owners as well as the grace of the period's architecture.

A 45-minute drive from the Guatemala City International Airport, Antigua is accessible charm. It also has all the technological conveniences you might need: high speed Internet, cable TV, and a comprehensive telecommunications network.

Should these properties attract your interest, we would be delighted to host you during your visit at the notable colonial inn, Quinta Maconda. Should you succumb to their charms and purchase either or both properties, your stay at Quinta Maconda will be on-the-house.
